Choosing the right type of opener

Belt drive. A reinforced rubber belt moves the door. Belt drives are the quietest option, which matters when a bedroom sits above or beside the garage.

Chain drive. A metal chain does the same job. Chain drives are durable and usually the most economical, but they are noisier.

Wall mount (jackshaft). The opener mounts beside the door and turns the torsion shaft directly. This frees up the ceiling for storage or a car lift and is a good fit for high or sloped ceilings.

The right motor size depends on the door. A balanced single door needs very little power; a heavy wood or insulated double door needs more. We will match the opener to your door, not sell you the largest motor on the shelf.

Features worth considering

  • Smartphone control. Open, close and check the door from anywhere, and get alerts when it is used.
  • Battery backup. Keeps the door working during a power outage.
  • Built-in camera. Lets you see the garage when the door operates.
  • LED lighting. Brighter, cooler and longer lasting than bulbs.
  • Automatic lock. A deadbolt that engages each time the door closes.

What installation includes

  • Checking door balance and spring condition first, so the new opener is not compensating for a door problem
  • Removing and hauling away the old opener if you want it gone
  • Mounting the new unit, rail and header bracket, with proper bracing
  • Installing and aligning new safety sensors
  • Setting travel and force limits and testing the safety reversal
  • Programming remotes, keypad, vehicle buttons and the phone app

New openers cost $650–$1,800 or more installed, depending on the model and features. Financing options are available.

Do you offer financing?

Yes. Financing options are available. Ask when you call or during your estimate and we will go over them with you.

How long does opener installation take?

A standard replacement usually takes two to three hours, including setup and testing.

Can I reuse my old safety sensors and wall button?

New openers come with their own sensors and wall control, and we install those. Old accessories are often incompatible with a new unit’s electronics.

Which brands do you install?

We install openers from the leading manufacturers, including LiftMaster and Chamberlain. Tell us what you have in mind and we will confirm availability.

Do I need a new opener if I am getting a new door?

Not necessarily. If your current opener is in good condition and suited to the weight of the new door, it can stay. We will check it during the door estimate.
